The Lessor shall supply the following for each leased location:

  • Metal covered entrance door with glass and frame
  • Metal insulated rear service door
  • Exterior concrete slab for A.C. unit (should the Lessee wish to install his own
    independent unit)
  • Suspended acoustic tile 24” x 48”: lay-in tiles in a white frame metal T-bar system
    or gypsum board ceiling 10 feet off floor
  • Gypsum board partitions with taped joints, re store division and washroom walls,
    ready to receive paint by Lessee
  • Smooth finished concrete floor, ready to receive tile, carpet, etc. by Lessee
  • Electric baseboards plus 400 kw forced flow heating unit ceiling-mounted at
    entrance with individual thermostats
  • Handicap-designed washroom with toilet, sink, 30 gallon hot water tank and
    ventilation system
  • Electrical panel of 60 amps (stores 1,500 sq.ft. or less, 100 amps for larger stores) at 600 volts.
    Transformer and electrical distribution by Lessee

N.B.—Additionally, the Lessor has on call highly professional staff for interior
renovations, partitions, painting etc. and a bonded cleaning staff.

General information - Lessor has highly-qualified Personnel for interior
partitioning and/or renovations to Lessee’s specifications.
